John is at the helm of JPMC. As our Chief Executive Officer, he oversees all aspects of the company’s operations, strategic direction, and drives the organization’s success. His clear vision keeps JPMC’s clients at the forefront. He leads and motivates our team and our clients. His community management prowess is second to none. Working closely with the board of directors and our account managers, John upholds high standards of corporate governance, civil code compliance, industry best practices, and ethical standards.

John and the team, prepare the annual budgets to best advise the board and Investor/owners on risks, opportunities and areas that need improvement. John is a natural mentor, from his work with children in a small farm school in Colombia, to leaders both in management and financial arenas, John has always demonstrated an uncanny ability to foster positive engagement and development. Born and raised in Burbank, CA he cares deeply about our community. His style is unique, and his innovative ideas lead the company’s adaptation to industry trends and emerging technologies that positively impact our clients.

Oscar Pedraja leads our Financial Department as Chief Financial Officer, bringing over 25 years of experience and a deep well of financial expertise. Originally from Venezuela, Oscar is responsible for overseeing all financial operations related to the properties we manage, including financial planning, budgeting, reporting, and analysis. With a strong background in Accounting and certification as a Tax Preparer, Oscar ensures compliance with financial regulations and accounting standards. He plays a critical role in providing strategic financial guidance to our Boards and Investor/Owners, helping them navigate complex financial landscapes and mitigate potential risks.

Oscar is a key asset to our organization, leveraging data-driven insights to evaluate the risk and return of investments. His strategic thinking and analytical skills support sound decision-making and long-term financial health for our clients. Outside the office, Oscar enjoys quality time with his wife and daughter, often exploring local restaurants together. On weekends, you’ll likely find him cycling through the scenic trails of the Foothills Mountains, recharging and staying active.

Charla is our leading Property Manager. Her core experience and style are rooted in Industry Best Practices and client care. Skilled in budget management, including crafting annual operating budgets with a focus on cost-effectiveness and fiscal responsibility, maintenance coordination, and civil code compliance, Charla is your best resource. She is conscientious and driven, she is an astute Property Manager with a deep understanding of real estate markets and HOA analysis. With over 19 years of experience in maximizing property value through effective budget management, expense control, and revenue enhancement, Charla has proven her ability to develop and implement financial plans to drive sustainability and achieve community association objectives.

Her attention to detail and proactive communication style ensures responsive service to all owners, directors and investors. Her proven ability to achieve community association objectives is why you want Charla to be part of your team.

Oshin is a dedicated property manager with a strong foundation in science, bringing analytical thinking and problem-solving skills to every project. Known for his attention to detail and commitment to excellence, Oshin ensures properties are managed efficiently and effectively. Oshin comes with over 10 years of experience in the property management industry. Being proactive as opposed to reactive is his key to success in this industry.

Outside of work, he cherishes time with his family and enjoys the outdoors, finding balance and inspiration in nature. He also enjoys working with his hands and crafting and creating new things. Oshin’s outside of the box thinking brings a unique approach to his property management style.
 

Jose Maria or as he likes to be called “Cheppe” is a caring and accomplished professional that will always find the positive in any situation. After years of education and experience in private and non-profit organizations, working domestically and internationally, Cheppe has brought his talent to the Real Estate and Property Management world.

Property management is a talent that requires careful and conscientious effort to ensure that Investors and property owners alike are in competent hands.As a committed project management analyst, Cheppe understands the importance of skillful administration, providing peace of mind and increasing safety, wealth and returns for both clients and stakeholders. Managing to the best of his ability and taking ownership in his actions is a command in his daily life. In the office he is a character, he knows you get the best from people when you get a genuine laugh or smile from them. He is a natural problem solver; he listens and acts in the best interests of the people we serve.

Belsy is a dedicated professional known for her unwavering commitment to her family and community. She plays a vital role in the Sales & Refinancing Support for HOA Units, where she collaborates closely with account managers to ensure that all necessary documentation is accurate and up to date for seamless sales and refinancing transactions.

Belsy’s expertise extends to assisting with Account Receivables, working hand-in-hand with the Account Managers to provide owners with the assistance they need regarding account-related issues.

Belsy is passionate about office management and support, offering essential assistance to management and employees alike, including the commercial and rental portfolios. Her love for her family and belief in the importance of community and collaboration makes Belsy not just a team member; she is a cornerstone of her workplace and a beacon of support for those around her.

Sherlly oversees our accounts receivable. Her experience keeps track of our invoice management and payables. Sherlly’s careful maintaining up-to-date customer accounts and financial records, reconciling transactions, and bank statements.

Whenever there’s a problem, she contacts vendors or works closely with our account managers to resolve payment discrepancies and provide accurate information. She is proficient in all our accounting software that keeps our clients well informed.

Claudia is the first person you will meet when you visit our office is Claudia, you will be greeted warmly by her. She will assist you in the front desk with your questions. Claudia might ask for some details about what brought you in to provide you with the best answer and to efficiently connect you with the right person or information based on your needs.

Claudia is a literature major and comes to us having worked with children and teenagers most of her life, her patience is her greatest aptitude, and we are grateful for that.

Oscar is a cornerstone of Jenkins Properties, having been with us since the very beginning. His extensive experience is matched only by the kindness he shows to all our residents while addressing routine maintenance issues.

Oscar possesses an in- depth knowledge of each property in our portfolio, making him an invaluable support to our management team. He embodies the spirit of our company, having learned under the guidance of Dr. Jenkins, and later collaborated with Bea and Charlotte, and now works alongside Oscar and John. Oscar truly represents the essence of JPMC—familial values and exceptional care for your properties.

Carlos is our versatile maintenance specialist, adept at handling a wide range of maintenance issues that arise. More importantly, he serves as a supportive partner in all our maintenance-related efforts. Our clients benefit greatly from his approachable nature, as he provides clear insights into any issues and potential solutions.

His skill with tools—whether it’s a hammer, sheet of plywood, paint, or a saw—perfectly aligns with the needs of our properties. Carlos has a big heart; he cares for the properties with the same dedication he shows to his family. Despite his strong and big demeanor, he is a gentle soul man when he goes home to his dog Molly.

Carl is a dedicated Angeleno whose passion for the Dodgers is evident in everything he does. As a vital member of our maintenance department, he manages the ordering of supplies and collaborates with vendors to ensure we have the right parts when we need them.

Carl is committed to equipping our team with the necessary tools and support to succeed. Much like the behind-the-scenes heroes in the dugout, he ensures that our “team” is well-prepared to tackle any challenge. His unwavering support and love for the Dodgers truly make him a standout in our organization.

Carolina is one of our top assistants, playing a vital role in our operations. In our team dynamic, we liken our assistants to co-pilots, supporting our managers—who serve as the pilots—by guiding our clients to their desired outcomes efficiently and effectively.

Co-pilots assist with navigation, ensuring that goals are met safely and on schedule. This analogy underscores the versatility and adaptability of our Jenkins assistants. For instance, Carolina is also a certified twin-engine pilot, which reflects the diverse skill sets our team brings to the table.

Introducing Francis; our dedicated property manager assistant, who plays a crucial role in keeping our operations running smoothly. With a knack for organization and communication, he excels at coordinating vendors to ensure timely and efficient service. Francis’ friendly demeanor shines through as they handle customer calls and inquiries, providing prompt and informative responses that enhance client satisfaction.
